Ark was appointed to deliver the full technical Stage 4 design and produce the tender documentation for a sensitive and ambitious proposal at The Old Workhouse, a Grade II listed site with significant historic character. Working within the framework of the approved planning application, our task was to translate the design intent into a carefully coordinated and buildable package that respected the heritage of the setting while meeting the client’s expectations for precision and quality.

The proposal included the creation of three new outbuildings within the grounds. Each structure required a detailed and thoughtful approach to ensure that scale, materials, and construction methods were appropriate for a site of this importance. The client had a very particular vision for how these buildings should function and feel, which led to an engaging and highly collaborative design process. Every junction, finish, and proportion was explored in depth to achieve the level of refinement they expected.

Balancing heritage considerations with the client’s specific requirements demanded a clear and rigorous technical strategy. Ark developed comprehensive tender drawings and specifications that addressed both conservation needs and modern performance standards. The resulting package provided the contractor with the clarity and confidence required to carry the project forward while safeguarding the integrity of the historic site.
